A starting point for your research
The guide price helps introduce a property to prospective buyers. It should not be read as a valuation, a guaranteed selling price or a complete picture of the purchase costs.
Understand the reserve
The reserve is the minimum price at which the seller is prepared to sell at auction. It is distinct from the guide. Check the auctioneer’s price definitions and the latest information for the particular lot.
Build your own picture
Read the particulars, arrange a viewing where possible and have the legal documents reviewed. Comparable properties can help frame questions, but condition, tenure and the terms of sale can make apparently similar properties very different.
Check again before bidding
Guides and lot information can change. Review the latest listing and addendum, confirm the fees and agree your own budget before auction day. Ask the team if any pricing description is unclear.
General information for your research. The details and terms of an individual property should always be checked with the appropriate professional advisers before you commit.
